Many appraisers become frustrated with the appraisal business. Appraisers often experience inconsistent workflow, deadlines, client demands, pressure on fees and increased liability. Many appraisers start out in the business doing real estate valuations. When starting out or in the training process, they are doing the technical work of doing appraisals. When they open their own shop and go out on their own, they are faced with much more to do then just appraising real estate. They quickly learn all of the aspects of running a small business. Many of these duties appraisers were not involved in before, such as accounting, marketing, scheduling, etc. all this in addition to driving, research and appraisal work.
This results in having a "job" within running a business. Most can't do it all without sacrificing something. Some quit their job/business they have developed and others continue to slug it out day-to-day.

Having completed this many appraisals, he was able to implement the most effective tools and technology and recognize the limits of his market area knowledge. Unable to accommodate everyone, everywhere, he narrowed his coverage area to a 10 mile radius from his home. Keeping abreast of school zone changes, crime, zoning laws and other factors that impact real estate values became challenging beyond those boundaries.

Then the question became; how could he continue to serve his clients and balance the driving, research, analysis and continue marketing for future business? In an effort to maintain the highest level of service for his clients, and recognizing his geographic limitations, he created a network of local appraisers by pre-determining their coverage area and limiting it to a 10 mile radius from their home/office. With several years of experience doing appraisals, he is able to interview appraisers to gauge and assess their ethical and professional qualifications and work history.

Consistent marketing provides steady work

Consistent marketing for appraisers.We market YOUR services where you live and work. Appraiserline creates a coverage zone for each appraiser. By using the appraiser’s address where they live/work as a center point, we then pull a 10 mile radius around that area. The zip codes in that radius make up the appraiser’s zone or pre-determined coverage area. We then import the zip codes within this zone into the database. At this point, we begin to consistently market appraisal services to a very large, diverse group of clients. This level of marketing results in consistent work volume and the appraiser is always within 10 miles. Appraisers in the Appraiserline network are more productive and provide better quality appraisal reports.

 




The structure of the system

After reviewing and screening appraisers, some are qualified to join the network and accept work within a zone. Appraisers accepted into the network are plugged into the existing structure with a pre-set coverage area or zone of a 10 mile radius from their home/office. The appraiser sets a pre-determined daily or weekly acceptable work volume for a split fee arrangement with the appraiser receiving a generous portion the total fee. The fee split is based on the appraiser’s experience, performance and monthly volume. A marketing campaign is launched in this zone to create consistent workflow. The appraiser is not traveling beyond 10 miles, and essentially agrees to a fee split to have their zone continually marketed and set up in an automated and staffed structured system. Appraisers in the network do not have exclusivity to their area, and may be sharing the zone with other appraisers in overlapping coverage areas or zones.

Feedback surveys provide better service

Providing quality service with integrity is the foundation of our business. We strive everyday to provide the most reliable and efficient service in the industry. We survey everyone in contact with the network to determine how we are doing. A feedback satisfaction survey is sent to all homeowners and clients after every appraisal is completed. We continually monitor the entire networks performance. This feedback survey is reviewed and provides an overall service satisfaction rating. Appraisers and staff are rewarded for providing continued quality service.
