The Appraiserline network provides real estate appraisal services throughout Illinois. The network layout is based on zip code prefixes. Using the 3 digit zip code prefix from where the subject property is located provides the area reference point. We have created divisions of the network in specific geographic areas to ensure consistent appraiser coverage. Each division manages a specific pre-determined coverage area.

Appraiserline creates a zone for each appraiser. We begin by setting the location where appraisers live/work from as the center point. We then pull a 10 mile radius from that position and make this the appraiser’s zone or defined coverage area. The zip codes in the 10 mile radius become the appraiser’s service area. These zip codes are then attached to the appraiser’s profile. Our automated assignment system will not assign orders outside the boundary of this radius.

Our appraisal team is selected by property type experience, geographic location, and past performance. Our network of preferred appraisers are based and only selected within 10 miles of the zip code of the subject property. We have found appraisers who live in the communities they serve are more knowledgeable and consistently provide the most accurate market analysis and valuation. The appraisers in our network are the most qualified because they only service the market area they are most familiar with. The geographic selection process has proven to provide very reliable and accurate valuations by the most qualified experts in the area.

As a result of this structure, our clients benefit from the wide array of expertise we offer as a group working together. Most appraisals for conventional lending purposes are channeled through appraisal management companies. Many of the appraisal management companies are owned by large national title companies. They provide a service by acting as a buffer or firewall between lenders and appraisers. The problem is most AMC’s are focusing on profit margins. They are paid the full appraisal fee (typically $350-$450) by the lender or homeowner.

Lowest FeesMany AMC’s begin the search for an appraiser by lowest bidder (typically $150-$225) and fastest turn time. The appraisal order is then assigned to the appraiser that will complete the assignment as fast and cheap as possible. On a national level, with high volume, this system of 3rd party brokering of appraisal services can be quite profitable.

Most appraisal management companies allow appraisers to select their coverage areas with no limitations. Some appraisers cover up to 6 counties! Appraisers are selected in any area they will cover and are sorted from fastest turn time and lowest fee, with no mention of quality or past experience. This system of assigning appraisals is not always in the best interest of the lender, client, homeowner or consumer.

A large national appraisal management company in need of an appraisal coordinator telling prospective employee’s they will be selecting appraisers solely on fee to increase their profits.
